Hey everyone! Sorry ive been MIA this week. Lots going on with the condo and inspections and carpets cleaned and stretched (Thank you Stella). Just been Crazy!
Ok, next wednesday we are having our pre drywall meeting. Seths dad is coming with us, which is good because he will speak up. Seth is kind of quite. He doesnt use cuss words, more shy and I love it. =) You dont know how un attractive swear words are till you date someone that doesnt use them. Lol. Glad I shared that. Also good news is we have somewhere to live if the condo sells. Bad news is I will have about a 1 hr 15 min car ride to and from work for a few weeks.. ahhh dreading it!
Ok back to the house. We have our pre drywall meeting Wednesday. As of Friday we were offically Locked out. I thought it was a little to early. Doesnt that seem early to you guys? The put up the garage door and thats that, we are locked out of every door now. =( Boo!
They put in the service door too! Did anyone notice with the cottage elevation we dont have the + in the windows, we have just one line down. Not sure I like it. Seth does tho.
Back of the house
And before we were locked out we had some issues with the wood. Has anyone else had this problem? Look at our wood in the house. Im pretty sure that its not normal. It looks like its been half eaten by something. I mean I know its just shitty wood, but would you ask for it to be replaced if it was you? and its A LOT of wood to replace... in every single room in the house.
This one below is how most of them look.. I thought we had more pictures sorry.
Is this how mold gets in??
I need your help here guys. I guess I just dont understand how that is safe. Looks like some of these will come down if you blow on it too hard. HAHA.

Ok...the last picture is where they had to bust the hole so that the crane could lift it and put it in place. It's will be patched! (I asked my PM about it)
ReplyDeleteI know our wood had some issues. But our PM had gone through and spray painted all the "bad" wood and marked it. If it was bowed, it was marked bowed. It it needed replaced, he marked it. And they were all spray painted with bright orange paint.
We had an issue with "bad wood" on a stair. I brought it up to him, and he had already made note of it and had ordered a replacement piece.
Sometimes they have to use what they have to get the framing done, however, they seem to go back and fix it. That being said.....
Don't take ANYTHING for granted. Go back and make notes of every single piece that you are concerned with and go over it with your PM and see what his plan is. Some of those pictures scare me.
GL!! Keep us informed!
Also, I have the cottage elevation and the same windows. I'm surprised they put the white piece up at the peak already before the siding went up. *shrugs* But I love the cottage elevation! Looks great on your model!! It's so pretty!!!
ReplyDeleteSo 2 things - most of that wood I "wood" ask for it to be replaced...hopefully, like Noey said, your PM will already have identified it. The 4th from the end picture I am not sure what is going on there...the actual 2x4s seem to stop before the split piece, but if the split pieces are actually the end of another 2x4 I would definitely question that...I wouldn't think it would pass inspection either. The one by the stairs actually looks like it might be temporary, but if not I would think that would be replaced. Don't be afraid to speak up...remember...you are the customer and you are paying a ton of money and you deserve to have things perfect.
ReplyDeleteForgot one other thing...if you don't like the little strip down the middle and would rather have horizontal and vertical strips you might want to check out this website:

I have not used these so I can't tell you if they are any good or not, but definitely was kind of surprised you don't have both the vertical and horrizontal.
Everything thing is coming along nicely and I really think the cottage elevation is very nice! The wood looks suspect...I agreewith BD he helped me realized that we are paying alot of money and if We have concerns we should speak up! Thanks Noey for that Info it is reassuring that they note these errors and just leave them as place holders until they are replaced! I am getting really knowledgeable from reading the blogs, I would have freaked out if I saw the chipped wood, but I feel good knowing that Ryan will replace it and doesn't try to cut corners!
ReplyDeleteI just noticed that some of the wood (like the banister and cut out of the one piece) has already been marked by the PM with the ugly orange paint. The orange paint indicates things that HAVE to be changed!! But in other pictures it looks he missed some things. Bring it up.
ReplyDeleteDefinitely go mark every piece of wood that you think looks crappy and have them address the problem. That one 4x4 with the giant chunk out of it concerns me. Good luck!
ReplyDeleteI am thinking about going with a Ryan home. I can't tell from your pictures, but do you know if the interior wall stud spacing is 16 or 24 inches?
ReplyDeletebob, they are 24 im pretty positive.
ReplyDeleteActually, 16 on the load-bearing walls....24 on the non-load bearing. It's code and Ryan is by the book :c)
